초기의 물리적 도시재생은 이해관계자 간 갈등 유발, 공동체 약화 등 많은 문제점을 야기하였다. 이에 대한 대응방안 중 하나로 문화적 도시재생이 주목받고 있다. 이에 본 연구는 문화유산을 활용한 도시재생이 도시브랜드와 주민 만족에 미치는 영향을 검증하고자 하였다. 연구 대상은 문화역사도시로서 도시재생을 시도하고 있는 군산시를 선택하였다. 이에 군산 지역 주민(성인) 223명을 대상으로 설문을 시행하고, 수집된 자료를 SPSS 24.0과 Process macro 17.0 통계 패키지를 사용하여 t-test와 회귀분석을 시행하였다. 분석 결과, 첫째, 도시재생의 모든 차원이 도시브랜드에 유의한 정(+)의 영향을 미쳤으며, 그 중 경제적 가치가 도시브랜드에 미치는 영향력이 가장 높은 것으로 확인되었다. 둘째, 도시재생의 하위요인 중 사회적 가치와 경제적 가치는 주민만족에 영향력이 유의하지 않지만, 환경적 가치와 문화적 가치는 유의한 정(+)의 영향을 미치는 것을 확인하였다. 셋째, 문화유산을 활용한 도시재생에 의해 구축된 도시브랜드가 주민만족에 미치는 영향 관계에서 유의한 정(+)의 매개효과를 미치는 것으로 나타났다. 따라서 도시재생을 통해 도시브랜드를 형성하기 위해서는 경제 활성화가 될 수 있도록 많은 지원과 정책이 뒷받침되어야 한다. 또한 도시브랜드의 생동감, 장소, 사람, 존재감 요소들과, 도시재생에서 문화적 요소와 환경적 요소를 보다 중점을 두고 구축하여 주민 만족을 제고 하여야 할 것으로 판단된다. 마지막으로 도시재생과 도시브랜드는 유기적인 관계를 통해 주민만족으로 이어지므로, 도시재생 프로젝트에서 지역문화와 역사를 적용하고 부각시킴에 있어 도시브랜드와 연결되도록 계획하여 도시의 매력을 향상 시켜야 할 것이다. 본 연구의 결과는 향후 문화유산을 활용한 도시재생의 발전 방향 모색에 활용할 수 있는 기초자료로 활용되고자 한다.
Early physical urban regeneration has caused many issues, such as conflicts among stakeholders and the deterioration of the community. Cultural urban regeneration is attracting attention as a measure to cope with these situations. This study sets out to test the effects of urban regeneration with cultural heritage on urban brands and resident satisfaction. For its subject, the study chose Gunsan City to make an attempt at its urban regeneration as a city of culture and history. Following a survey with 223 local adult residents of Gunsan, collected data was put into the t-test and regression analysis was conducted through the SPSS 24.0 and Process macro 17.0 statistical packages. The analysis results are as follows: first, all the dimensions of urban regeneration had significant positive (+) effects on urban brands. Of them, economic values had the highest effects on urban brands; second, social and economic values, two sub-factors of urban regeneration, had no significant effects on resident satisfaction, but environmental and cultural values had significant positive (+) effects on it; third, urban brands created through urban regeneration with cultural heritage had significant positive (+) mediating effects on the impacts on resident satisfaction. These findings suggest a need for abundant support and policies for economic vitalization to create an urban brand through urban regeneration. It is also required to focus more on the vitality, place, people, and presence of urban brands and the cultural and environmental elements of urban regeneration so that residents can gain higher satisfaction; finally, urban regeneration and urban brands lead to resident satisfaction through their organic relations, which raises a need to plan an urban regeneration project that is connected with an urban brand in an effort to apply and highlight local culture and history so that the city"s charm will be further enhanced. Since the study investigated the case of a single area, there are limitations with the generalization and application of its findings to other cities. A follow-up study will need to sample diverse local residents. In addition, the study did not check the influences of other variables including age, family composition, and years of stay in Gunsan. A future study would need to conduct additional analysis to consider these variables and examine differences in the perceptions of urban regeneration, urban brands, and satisfaction.
