액티브 시니어 라이프스타일을 고려한 주거환경 선택기준 선정에 관한 연구 본 연구는 초고령화 사회가 진행되고 있는 현실 속에서 액티브 시니어가 갖고 있는 라이프스타일의 특징에 따라 수요대응형 주거환경에 대한 선택을 어떻게 하는지를 보다 세밀하게 액티브시니어의 주력계층이 60대를 중심으로 50대와 70대의 의사를 비교분석하여 선택기준을 정리하는 것이 연구의 핵심 목적이었다. 이에 따라 대면 인터뷰와 설문을 통해 예비변수 34개를 선정하였고, 탐색 적 요인분석과 전문가 FGI를 통해 최종 28개 변수로 압축하여 액티브 시니어 50대 15인 , 60대 15인 , 70대 10인 총 45부의 계층분석 설문을 실시하여 주 거환경 대한 선택지준을 도출하였다. 연구방법은 다양한 요인을 상·하위 계층 으로 구분하여, 다양한 집단의 의사를 총합하여 비교평가 할 수 있는 계충분석 기법(AHP)이다. 그룹별 분석 결과를 살펴보면 다음과 같다. 첫 번째 50대 그룹은 현재 가 장 왕성한 활동을 하는 계층으로 당장 액티브시너어 환경으로 직접적 선택은 낮지만 잠재적 고객으로서의 중요도가 있는 그룹이다. 액티브시니어 50대 그룹 에서 먼저 대항목은 유지·운영관리(0.440)이 1순위로 나타났으며, 친환경 및 외부공간(0.298), 라이프스타일(0.170), 의료/안전/무장애 요소(0.092) 순으로 나타났다. 세부항목에서 50대 그룹은 다양한 평형(0.119), 매매/임대가 적적성 (0.099), 친환경적인 에너지체계(0.087)에 높은 가중치를 부여하였다. 특징은 관리운영적 기준을 가장 중시하고, 기타 외부공간에 대한 활용도 상당히 중요 하게 여기고 있는 것으로 보인다. 50대는 액티브시니어 중에서 신체적으로 가 장 건강하고 활동성이 높은 계층으로서의 특징을 갖고 운영관리 측면의 경제 적 효율성과 단지내 풍부한 조경에 대한 관심도가 전반적으로 높았다.반면에 아직 비교적 건강이 유지되고 있는 나이이기 때문에 의료, 안전, 무장애시설에 대한 중요도는 상대적으로 낮게 나타났다. 둘째, 액티브 시니어의 핵심 60대 그룹은 현실적으로 본인의 정주를 위해 이용을 직접적 고려할 필요가 있는 그룹이다. 60대 그룹에서는 친환경 및 외 부공간(0.364), 의료‧안전‧무장애(0.290), 유지운영관리(0.222), 라이프스타일 (0.123) 순으로 나타났다. 해당 그룹은 외부 활동을 위한 공간과 함께 의료 및 안전시설 및 서비스의 중요도가 높은 편이며, 반면에 개인의 취향 및 생활습관 유지를 위한 라이프스타일 등은 중요도가 낮은 것으로 나타났다. 셋째, 70대 그룹은 현재 직접적 이용을 고려하는 현실적 고객 그룹이며, 액 티브 시니어 중 70대는 연령상의 분포에서는 핵심계층은 아니라고 할 수 있 다. 응급의료대응시스템(0.123)을 1순위로 평가하였고, 건강친화적 운동시설 (0.088), 3순위로 비상응급안전시설(0.097)에 대한 선호도 함께 보여주고 있다. 물론, 2순위로서 건강친화적 운동시설과 4순위의 종합의료시설접근성(0.071), 5순위로 풍부한 조경과 식재(0.063)를 평가하고 있어 연령대별 수요와 관련성 이 높음을 알 수 있다. 70대 그룹에서는 의료/안전/무장애(0.407), 친환경 및 외부공간(0.293), 유지운영관리(0.171), 라이프스타일(0..129) 순으로 나타났다. 해당 그룹은 의료 및 안전시설 및 서비스에 대한 중요도가 매우 높게 나타나 고 있다는 특징이 있어, 상대적으로 다른 항목의 중요도가 낮게 나타났다. 각 그룹의 중요도 결과를 종합하여 살펴보면 친환경 및 외부공간(0.364), 유지운 영관리(0.253), 의료/안전/무장애(0.235), 라이프스타일(0.148) 순으로 나타났 다. 액티브시니어계층을 종합한 주거환경 선택기준은 가중치를 적용한 글로벌 값으로 1순위는 풍부한 조경과 식재(0.090), 2순위는 건강친화적 운동시설 (0.079), 3순위는 자연친화적 외부공간(0.072)로 나타났다. 자연친화적 건강한 주거환경을 선호하는 액티브시니어계층의 라이프스타일이 잘 들어나는 것으로 분석된다. 다음으로 4순위는 다양한 평형(0.071), 5순위는 매매가/임대가 적정(0.069) 로 나타나고 있어, 액티브시니어의 라이프스타일중 경제적 운영관리 측면의 선 호가 반영된 주거환경선택기준으로 판단된다. 6순위는 응급의료대응시스템(0.218), 7순위는 종합의료시설 접근(0.050)으 로 액티브시니어의 라이프싸이클 특성상 의료에 대한 고려가 상당히 반영된 결과로 해석된다. 8, 10순위는 CCTV‧조명 등 범죄방지시설(0.040),10순위는 비상안전시설, 기초의료시설(0.034)로 나타나고 있어 신체의 안전과 관리에 대 한 라이프스타일의 특성이 잘나타나고 있다. 9순위는 경제활동 및 부업지원 (0.036), 12순위는 기초생활편의시설(0.032)로 나타나 경제적 측면과 생활환경 의 편리성을 추구하는 라이프스타일이 엿보이는 것으로 판단된다. 기타 사회복 지프로그램, 도시농업 터밭재배, 여가문화 활동 등 다양한 액티브시니어의 라 이프스타일의 특성을 주거환경선택기준을 통해 확인할 수 있었다. 향후 이러한 액티브시니어 계층이 계층별 특성과 종합적인 특성은 디벨로 퍼 등과 같은 공급자 관점에서는 주된 타겟고객으로서의 머천다이징 고려에 활용할 수 있으며, 공공분야에는 재개발이나 도시재생사업시에 주거환경의 재 활성화 항목과 기준을 충분히 반영할 수 있을 것으로 판단된다.
The core purpose of this study was to organize the selection criteria bycomparing and analyzing the intentions of active seniors in their 50s and70s in more detail on how to choose a demand-responsive residentialenvironment according to the lifestyle characteristics of active seniors inthe midst of an ultra-aging society.Accordingly, 34 preliminary variableswere selected through face-to-face interviews and surveys, and throughexploratory factor analysis and expert FGI, a total of 40 hierarchicalanalysis surveys were conducted, including active seniors 45 to 15, 60 to15, and 70 to 15 to derive the selection criteria for the residentialenvironment. The research method is an AHP method that can dividevarious factors into upper and lower classes and compare and evaluate theintentions of various groups.The analysis results by group are as follows. The first group intheir 50s is the most active group at present, and although the directchoice is low as an active thinner environment, it is a group that is important as a potential customer. In the active senior 50s group,maintenance and operation management (0.440) was the first majoritem, followed by eco-friendly and external space (0.298), lifestyle(0.170), and medical/safety/impaired factors (0.092). In the detaileditems, the group in their 50s gave high weights to various equilibrium(0.119), appropriateness of sale/rent (0.099), and eco-friendly energysystem (0.087). As for the characteristics, it seems that themanagement and operation standards are the most important, and theuse of other external spaces is also considered very important.The 50s are characterized by the physically healthy and activeclass among active seniors, and overall interest in economic efficiencyin operation management and abundant landscaping in the complex washigh. On the other hand, since they are still relatively healthy, theimportance of medical, safety, and barrier-free facilities was relativelylow.Second, the core group of active seniors in their 60s is a groupthat needs to directly consider the use for their own settlement inreality. In the group in their 60s, eco-friendly and external spaces(0.364), medical/safety/disability (0.290), maintenance and operationmanagement (0.222), and lifestyle (0.123) were shown in order. Thegroup has a high importance of medical and safety facilities andservices along with spaces for external activities, while lifestyle formaintaining individual tastes and lifestyles is low.Third, the group in their 70s is a realistic customer group thatcurrently considers direct use, and it can be said that 70s amongactive seniors are not the core group in terms of age distribution. Theemergency medical response system (0.123) was evaluated as the firstpriority, and the preference for health-friendly exercise facilities(0.088) and emergency emergency safety facilities (0.097) was alsoshown as the third priority. Of course, as the second priority,health-friendly exercise facilities, fourth priority comprehensivemedical facility accessibility (0.071), and abundant landscaping andplanting (0.063) are evaluated as the fifth priority, indicating thatthere is a high correlation with demand by age group. In the 70sgroup, medical/safety/disability (0.407), eco-friendly and externalspace (0.293), maintenance and operation management (0.171), andlifestyle (0.129). The group is characterized by a very high importancefor medical and safety facilities and services, so the importance ofother items was relatively low. Comprehensively examining the resultsof the importance of each group, it was found in the order ofeco-friendly and external space (0.364), maintenance and operationmanagement (0.253), medical/safety/disability (0.235), and lifestyle(0.148).The criteria for selecting the residential environment, whichcombines the active senior class, are global values with weights, withabundant landscaping and planting (0.090), health-friendly exercisefacilities (0.079), and nature-friendly external spaces (0.072). It isanalyzed that the lifestyle of the active senior class, which prefers anature-friendly and healthy residential environment, is wellestablished.Next, the fourth place is various equilibrium (0.071) andthe fifth place is the appropriate sale price/rent price (0.069), so it isjudged as a standard for selecting a residential environment thatreflects the preference for economic operation management among active seniors' lifestyles.The 6th place is the emergency medical response system (0.218),and the 7th place is the access to comprehensive medical facilities(0.050), which is interpreted as a result of considerably reflectingmedical considerations due to the life cycle characteristics of activeseniors. The 8th and 10th places are crime prevention facilities suchas CCTV and lighting (0.040), and the 10th places are emergencysafety facilities and basic medical facilities (0.034), showing thecharacteristics of lifestyle for body safety and management. The 9thplace is economic activity and side support (0.036), and the 12th placeis basic living convenience facilities (0.032), which is judged to showa lifestyle that pursues the convenience of the economic aspect andliving environment.The characteristics of the lifestyles of various active seniors, suchas other social welfare programs, urban agricultural land cultivation,and leisure cultural activities, could be confirmed through theresidential environment selection criteria.In the future, the characteristics and comprehensive characteristicsof these active senior classes can be used to consider merchandisingas a major target customer from the perspective of suppliers such asdevelopers, and it is believed that the items and standards forrevitalizing the residential environment can be sufficiently reflected inthe public sector during redevelopment or urban regeneration projects. ---------------keyword: Active Senior, Lifestyle, Residential Environment, Factor Analysis,Analytic Hierarchy Process
