This study is to estimate price and income elasticity of demand for housing in the metropolitan(2017-2019) using the Korean Housing Survey Data. For the analysis, the demand function for housing is estimated using the Hackman two-step model considering simultaneity in tenure type. As a result, income and price elasticity are greater for owners than for renters. By region, most of Seoul and Gyeonggi-do show similar fluctuations, while Incheon shows a different pattern. In the result by household size, owners are sensitive to price regardless of income chages and high-income is more sensitive to income elasticity than low-income. The price elasticity of single person household is greater than that of married household and household with child, however income elasticity is not differ significantly by household size. The income and price elasticity is different for each number of household members. Especially, the household with child shows difference by region and own and rent household.
