일반적으로 우리나라의 가계는 주택의 비중(약 60~70%)이 매우 높은 것이 문제점으로 연구되어 왔는데, 이는 미국, 영국, 호주의 서구권보다는 높고, 아시아 국가인 일본, 중국보다는 낮은 비중으로 나타난다. 이러한 문제점은 주택의 최적비중(50%이내)의 문제와 연결된다. 그러나 개별 가계들의 경우에는 자산 포트폴리오에서 주택의 비중이 다르게 나타 날 수 있다. 예를 들어, 주택의 보유수나 점유형태에 따라서 동일한 주택 자산을 가지고 있어서 주택자산의 비중은 다르게 나타난다. 주택의 보유수는 정량적 지표로, 점유형태는 정성적 지표에 해당된다고 할 수 있는데, 이러한 관점에서 다음과 같은 분석이 가능하다.우선, 주택자산의 구입이 가계 자산포트폴리오에 미치는 영향에 관하여 고찰하고, 해당 주택에 대한 점유형태(자가,임차) 선택에 관한 분석이다. 예를 들어, 임차를 하게 되면 임대보증금 등으로 금융자산 비중이 높아지며, 현금의 유동성이 확보된다. 이것을 포트폴리오에서 리밸런싱(rebalancing)하는 것으로 볼 수 있다. 무주택자는 임차만을 선택할 수 있으므로, 점유형태에 대한 선택이 존재하지 않는다. 마지막으로, 주택 보유수에 따라서 세제 정책(보유세, 양도소득세 등)이 다르게 적용되며, 2주택 이상부터는 주택 구입을 주거소비가 아닌 투자를 위하여 구매하게 된다. 따라서 주택 보유수를 무주택, 1주택소유, 2주택이상 소유의 3개 그룹으로 구분할 수 있다. 이것은 2개의 점유형태(자가,임차)와 결합하여 총 5개의 유형(무주택 임차거주, 1주택소유 임차거주. 2주택이상소유 임차거주, 1주택소유 자가거주, 2주택이상소유 자가거주)으로 분류되며, 가계는 이러한 유형 중에서 자산포트폴리오를 선택하게 된다. 본 연구에서는 주택의 점유형태와 보유수가 관련한 가계의 선택이 자산포트폴리오에 미치는 영향에 대해서 연구를 하였다. 첫째로, 5개의 유형(무주택 임차거주, 1주택소유 임차거주, 2주택이상소유 임차거주, 1주택소유 자가거주, 2주택이상소유 자가거주)을 2가지 경우로 가정하였다. 무주택 임차거주 가구가 임차를 하면서 주택수를 증가시키는 경우(무주택 임차거주 → 1주택소유 임차거주 → 2주택이상소유 임차거주)와 무주택 임차거주 가구가 자가로 살면서 주택수를 증가시키는 경우(무주택 임차거주 → 1주택소유 임차거주 → 2주택이상소유 임차거주)이다. 분석 결과는 임차하면서 주택 수를 증가시키는 경우와 자가를 하면서 주택수를 증가시키는 경우 모두 유의한 것으로 나타났다.임차를 하면서 주택수를 증가시키는 경우는 ‘1주택소유 임차거주 → 2주택이상소유 임차거주’의 구간이 유의하게 나타났다. 기혼자일수록, 직업이 관리자일수록, 항상소득인 높을수록, 금융자산비율이 높을수록, 상대주거비용이 낮을수록, 지방도시인 부산에 거주할수록 임차를 유지하면서 주택을 증가시키는 것으로 나타났다. 자가를 하면서 주택수를 증가시키는 경우는 ‘무주택 임차거주 → 1주택소유 자가거주 → 2주택이상소유 자가거주’의 모든 구간이 유의하였다. 베이비부머일수록, 기혼자일수록, 가구원수가 적을수록, 직업이 관리자이고, 항상소득 높을수록, 금융자산비율이 적을수록, 국민기초생활보장급여액은 낮을수록, 건강보험료 지역가입자가 아닐수록, 수도권인 인천에서 거주하지 않을수록 자가를 유지하면서 주택수를 증가시키는 것으로 나타났다. 따라서, 5개의 유형분류(무주택 임차거주, 1주택소유 임차거주, 2주택이상소유 임차거주, 1주택소유 자가거주, 2주택이상소유 자가거주)는 유효하다고 할 수 있다.둘째로, 주택 하락기(2010년 → 2012년)와 상승기(2015년 → 2018년)로 구분하고, 주택을 보유하는 경우에 해당 주택에 대한 점유형태의 선택 차이가 순자산의 변화율에 미친다고 가정하였다. 주택 보유는 유주택이면서 유주택을 유지하는 경우와 무주택자가 주택 구입을 하는 경우로 구분하였고, 이들의 점유형태 선택이 순자산에 미치는 영향에 관하여 분석하였다. 종속변수는 순자산의 변화율을 사용하였다. 분석 결과는 각각의 경우에 점유형태 선택에 따라서 순자산의 변화율에 차이가 발생하였다. 주택 하락기(2010년 → 2012년)에서 2010년에 유주택인 가구는 남자, 항상소득, 상대주거비용, 경기도가 순자산의 변화율을 저해(-)하고, 주택수 변화량은 순자산의 변화율을 증가(+)시켰다. 2010년에 무주택인 가구는 남자, 경기도가 순자산의 변화율을 저해(-)하고, 기혼, 상대주거비용은 순자산의 변화율을 증가(+)시켰다.주택 상승기에서 2015년에 유주택인 가구는 점유형태가 임차거주(2015)→임차거주(2018), 자가거주(2015)→자가거주(2018), 임차거주(2015)→자가거주(2018)순으로 순자산의 변화율에 영향을 미치는 것으로 나타났다. 2015년에 유주택인 가구는 상대주거비용이 순자산의 변화율을 저해(-)하고, 경기도가 순자산의 변화율을 증가(+)시켰다. 2015년에 무주택인 가구는 임차거주(2015)→임차거주(2018), 임차거주(2015)→자가거주(2018) 순으로 순자산의 변화율에 영향을 미치는 것으로 나타났다. 경기도는 순자산의 변화율을 증가(+)시켰다. 거주지역은 수도권의 주택국면과 일치하는 것을 알 수 있다. 주택 상승기에 수도권인 경기도가 순자산의 변화율을 증가(+)시키고, 주택 하락기에는 수도권인 경기도가 순자산의 변화율을 하락(-)시켰다. 따라서, 주택을 보유할 경우에 선택하는 점유형태는 주택상승기에서 리밸런싱(rebalancing:운용하는 자산의 편입비중을 재조정하는 일) 효과가 있는 것으로 나타났다.셋째로, 1986년부터 2018년 현재까지 우리나라에서는 주식, 채권만을 가지고 있는 것보다, 주택을 구입하여 주택, 주식, 채권으로 가지고 있는 것이 포트폴리오 측면(위험조정수익률)에서 더 우수하였다. 위험조정수익률은 예상 되는 기대 수익률(예상 재산 상승률)을 표준편차로 나눈값이다. IMF(1998년)와 국제금융위기(2008년)로 기간을 구분하여도 LTV를 40~60%정도로 주택을 구입하는 것이, 무주택 임차가구보다 기대 수익률과 위험조정수익률 모두 우수하였다. 지역별로는 모든 기간별에서 서울이 부산보다 위험조정수익률과 기대수익률이 높았는데, 국제금융위기(2008년) 이후로는 지방도시인 부산이 수도권인 서울보다 위험조정수익률은 비슷하면서 기대 수익률이 더 높게 나타났다.이상의 3가지 연구에서 주택의 점유형태와 보유수에 대한 3가지 특징은 가계 자산포트폴리오에 미치는 영향이 존재하는 것으로 나타났다. 이러한 주택의 점유형태와 보유수에 대한 사람들의 의사결정 분석을 통해 시장 참여자들의 합리적 행동을 확인할 수 있었다.
It has been generally studied that in Korea, a household holds a very high percentage of housing asset (about 60-70%), which appears to be higher than U.S., England, and Australia in western countries and lower than Japan and China in Asian countries. This problem is connected with the optimal percentage of housing (less than 50%) issue. But in the individual household, the percentage of housing may vary in asset portfolio. For example, the percentage of housing asset depends on house ownership numbers or housing tenure types despite the identical housing assets. House ownership numbers is a quantitative index and housing tenure types a qualitative index. In this respect, the following characteristics may occur. In the first place, how does purchasing a house as an asset influence the household asset portfolio? Next, which tenure types should one choose when purchasing a house, homeowner or housing tenant? In case of lease, for example, the percentage of financial assets gets higher due to security deposit and cash flow is secured. Rebalancing this can be seen in the portfolio. A houseless person can choose rental only and so has no choice depending on tenure types. Finally, taxation policy (i.e. property holding tax, transfer income tax, etc) varies depending on house ownership numbers and those who possess more than 2 houses tend to purchase a house for investment rather than for residence consumption. Therefore, house ownership numbers can be classified into the following three groups: houseless, one-house ownership, and two-or-more-houses ownership. This classification is again sub-classified into total five types: non-housing renter, one-house owner and rented residence, two-or-more houses owner and rented residence, one-house owner and owner-occupation, and two-or-more houses owner and owner-occupation in combination with two tenure types (i.e., own house and rental), and a household choses asset portfolio among such types. This study examined the effect of housing tenure types and house ownership numbers with such three characteristics on household asset portfolio.First, the five types (non-housing renter, one-house owner and rented residence, two-or-more-houses owner and rented residence, one-house owner and owner-occupation, and two-or-more houses owner and owner-occupation) were divided into Model 1(non-housing renter → one-house owner and rented residence → two-or-more-houses owner and rented residence) and Model 2(non-housing renter → one-house owner and rented residence → two-or-more-houses owner and rented residence). Model 1 means that an individual increases the housing numbers while holding a lease and Model 2 means that an individual increases the housing numbers while living in his own house. Model 1 appeared significantly in ‘one-house owner and rented residence → two-or-more-houses owner and rented residence’ section. In Model 1, when an individual is a married person, his occupation is a manager, his permanent income is higher, his financial asset ratio is higher, his relative housing cost is lower, and he lives in the local city, Busan, he tends to increase the housing numbers while keeping his rent. Model 2 was significant in ‘non-housing renter → one-house owner and owner-occupation → two-or-more houses owner and owner-occupation’ section. In Model 2, when an individual is a baby boomer, he is a married person, his household members are fewer, his occupation is a manager, his permanent income is higher, his financial asset ratio is lesser, his National Basic Livelihood Security benefits are lower, he is not a Health Insurance Premium local subscriber, and he does not live in Incheon, capital area, he tends to increase housing numbers while keeping his house ownership. Therefore, the five types classification (non-housing renter, one-house owner and rented residence, two-or-more-houses owner and rented residence, one-house owner and owner-occupation, two-or-more houses owner and owner-occupation) can be said to be effective. Second, this study looked at how tenure types of such possessed houses influenced the net assets in cases that an individual keeps the house-owning state while possessing a house and that a homeless person purchases a house and becomes a house owner, in both periods of housing decline (2010 → 2012) and housing rise (2015 → 2018). As dependent variable, the change rate of net assets was used. During the period of housing decline (2010 → 2012), in 2010, in case of home-owning households, male, permanent income, comparative living cost, and Gyeonggi province inhibited(-) the change rate of net assets, and the variance of housing numbers increased(+) the change rate of net assets. In 2010, in case of homeless households, male and Gyeonggi province inhibited(-) the change rate of net assets, and married and comparative living cost increased(+) the change rate of net assets. During the period of housing rise, in 2015, in case of home-owning households, tenure types influenced the change rate of net assets in order of rented residence(2015)→rented residence(2018), resident owner(2015)→resident owner(2018), rented residence(2015)→resident owner(2018). In 2015, in case of home-owning households, comparative living cost inhibited(-) the change rate of net assets and Gyeonggi province increased(+) the change rate of net assets. In 2015, in case of houseless households, it appeared that the change rate of net assets was influenced by rented residence(2015)→rented residence(2018), rented residence(2015)→resident owner(2018) in order. Gyeonggi province increased(+) the change rate of net assets. Residential area was found to be identical to the housing phase of capital area. During the period of housing rise, Gyeonggi province, capital area increased(+) the change rate of net assets and during the period of housing decline, Gyeonggi province, capital area dropped(-) the change rate of net assets. Therefore, the tenure type that is selected when possessing a house appears to have a rebalancing (readjusting the percentage of operating assets) effect during the period of housing rise. Third, in Korea, from 1986 till 2018, purchasing a house and possessing in the form of house, stock and bond was superior in portfolio aspects (risk-adjusted rate of return) to having a stock or bond only. The risk-adjusted rate of return refers to the expected rate of return (expected property increase rate) divided by standard deviation. To look at IMF(1998) versus International Financial Crisis (2008) by division, purchasing a house at LTV 40-60% was superior to non-housing rental households in both expected rate of return and risk-adjusted rate of return. To look at it by region, Seoul was higher than Busan in risk-adjusted rate of return and expected rate of return in all periods, and after the International Financial Crisis (2008), Busan, local city was higher in expected rate of return than Seoul, capital city although the risk-adjusted rate of return was similar. From the three researches described above, the three characteristics depending on housing tenure types and house ownership numbers appeared to have an effect on the household asset portfolio. From the economic activities among people depending on such housing tenure types and house ownership numbers, it was found that people acted reasonably.
