최근 부동산시장은 부동산과 금융의 결합, 금융 및 부동산 규제 완화 등 다양한 변화의 시기와 환경을 맞고 있다. 미국 리츠(REITs: Real Estate Investment Trusts)의 경우 1960년부터 50여 년을 거치는 동안 다양한 형태의 리츠가 생겨났으며, 국내 역시 2001년 부동산투자제도가 도입된 이후 리츠시장의 활성화를 위한 다양한 시도가 이어졌다. 리츠는 안정적인 배당성향 및 낮은 변동성, 인플레이션 헷지 효과 등으로 인해 포트폴리오 분산효과에도 상당부분 기여하는 것으로 인정되어 왔다. 특히 리츠는 위험과 수익 측면에서 다른 금융자산과는 다른 특성을 지니고 있으며, 이러한 특성을 고려한 투자성과 분석이 요구되고 있는 상황이다.본 연구는 미국의 리츠지수와 개별적으로 직접 산출한 한국 리츠지수를 사용하여 한미 리츠시장의 수익률과 변동성 그리고 리스크를 감안한 투자성과 등을 실증적으로 분석하여 한미 리츠시장의 특성을 비교하는 것을 목적으로 하고 있다. 양국 리츠시장의 연구결과를 공통점과 차이점으로 요약하면 다음과 같다. 한미 리츠시장의 공통점은 첫째, 국제금융위기를 겪는 동안 예상치 못한 이벤트로 변동위험이 생길 확률인 두터운 꼬리효과(fat-tailed effect)가 지속적으로 증가하였다. 둘째, 국제금융위기 이후에는 불확실성 지표인 오차항 보다는 리츠의 과거 분산변동성의 영향의 세기를 나타내는 이 더 커서 에 의하여 더 영향을 받는 것으로 나타났다. 셋째, 분석 대상 전기간에 걸쳐서 한미 리츠시장 모두 GARCH효과가 증가하였으며, 레버리지 효과가 존재하는 것을 확인하였다. 한미 리츠시장의 차이점은 첫째, 미국 리츠시장의 경우 국제금융위기 이전에만 리스크 프리미엄이 존재한 반면, 한국 리츠시장은 전기간에 걸쳐 리스크 프리미엄이 존재하지 않았다. 둘째, 미국 리츠시장의 경우 국제금융위기 이전에는 리츠의 수익률은 자체의 변동성에 주로 영향을 받은 반면, 한국 리츠시장의 경우 국제금융위기 이전에는 리츠 자체의 변동성뿐만 아니라 주식의 변동성에 의해서도 영향을 받았다. 셋째, 국제금융위기를 겪는 동안에 미국 리츠시장보다는 한국 리츠시장에서 충격에 오래 지속되는 IGARCH 현상이 더 나타났고, 이는 국제금융위기 이후 좀 더 안정적인 임대수익을 추구하는 리츠의 변화를 반영한 것이라고 볼 수 있다.넷째, 존속기한이 없는 미국 리츠와는 달리 존속기한이 있는 한국 리츠의 청산 시 투자자들의 매각차익에 대한 기대값이 상당히 높았음을 확인하였다. 다섯째, 미국 리츠시장의 베타값은 전기간에 걸쳐 1을 전후한 베타값을 보이면서 한국의 베타값보다 훨씬 높아 한국의 리츠에 비해 고위험-고수익의 특성을 보인다. 여섯째, 보완모형으로 살펴 본 한미 간 유형별 리츠의 성과 분석 결과 모형별로 다소 상이한 결과를 보이지만 대체적으로 오피스는 국제금융위기 이전에는 미국이, 국제금융위기 이후에는 한국이 상대적으로 높은 성과를 보이고 있다. 분석결과를 바탕으로 살펴 본 연구의 시사점은 다음과 같다.첫째, 리츠의 경우 다른 자산과의 상관관계가 낮아 포트폴리오 분산효과를 기대할 수 있지만 경제 불안 상황에서는 리츠의 개별 위험뿐만 아니라 자본시장의 변동에도 민감하게 반응하여 포트폴리오 분산효과가 반감됨을 보여주고 있다.둘째, IGARCH효과는 리츠의 위험관리에 있어서 특히 중요한데 리츠는 비교적 안정적인 편이지만 국제금융위기 이후 예기치 못한 변동성에 의하여 수익률이 군집적으로 변동함으로써 단기투자보다는 장기투자가 바람직함을 보여주고 있다.셋째, 본 연구에서 산정한 국내 리츠지수인 MCI와 EWI가 미국 리츠시장과 동조화하는 현상을 확인할 수 있어 향후 좀 더 신뢰성을 갖춘 리츠지수 산정에 참고가 될 수 있을 것으로 보인다.넷째, 투자성과 분석결과는 다소 혼재되어 있으나 미국은 국제금융위기에 민감하게 반응하였고 전반적으로 빠른 회복 속도를 보인 반면, 한국은 일부 리츠의 청산 시기가 국제금융위기를 겪고 있는 기간 내에 있어 국제금융위기에 다소 둔감한 반응을 보였다고 볼 수 있다.
Recent real estate market is exposed to numerous environmental changes as real estate and finance are merging and real estate regulations are being relaxed nowadays. During the past fifty years of US REITs history since 1960, various types of REITs came into the world. And as the Korean real estate investment systems were introduced in 2001, Korea strived in many ways to invigorate the market. Its tendency to steadily pay out dividends, low volatility, and its effect against inflation all lead to its popularity in the stock market, as it contributes to portfolio diversification effect. REITs are known to have distinct traits regarding their risk and return compared to other financial assets, and studies are to be done with these distinct traits in mind. This study aims to compare the characteristics of Korean and US REITs markets by empirically analyzing returns, volatility, and risks which affect their investment output using the US REITs index and an independently calculated Korean REITs index. The following are the similarities and differences between the US and Korean REITs. The following are the similarities between the US and Korean REITs.Firstly, the fat-tailed effect, the probability of a volatility due to an unexpected event, has increased over the global financial crisis.Secondly, after the global financial crisis , the variance volatility is the greater than variable to , the uncertainty index.Thirdly, that for both the US and Korean markets the GARCH effect has increased over the whole period of analysis and the leverage effect has identified.The following are the differences between the US and Korean REITs.Firstly, there is a statistically significant risk premium in the US equity REITs, but not in those of Korea.Secondly, US REITs return mainly depends on its own volatility before the crisis but depends more on the stock market volatility after the crisis. On the other hand, Korea REITs were influenced by both its own and stock market volatility before the crisis, but also by bond market volatility after the crisis.Thirdly, that IGARCH, with EWI being more resilient than MCI, is shown more prominently: during rather than before the crisis; in Korea rather than in US markets. This can be interpreted as the pursuit of more stable lease profit became stronger after the crisis.The fourth finding is that unlike the US REITs, the Korean REITs having a maturity investors' expectation of the exit value was quite high.The fifth finding is that the beta index of the US maintained a value close to 1 throughout the entire time span, showing a much higher-risk-higher-return pattern compared to that of Korean market.The sixth finding is that although results vary by models used for the analysis, before the crisis US, during and after the crisis Korean market shows better output in office REITs.The following can be deduced from the findings above.Firstly, REITs have a lower correlation to other financial assets during stable times which leads to portfolio diversification effect for investors. However in unstable environment such as the global financial crisis, REITs not only act sensitive to its own risk but also to the volatility of the entire capital market, thus hindering the diversification effect.Secondly, the IGARCH plays a critical role in managing risk in the REITs market. Usually REITs are stable with high returns but with unanticipated volatility brought by the global financial crisis, REITs’ returns move in clusters meaning long-term investments will have better returns than short-term returns.Thirdly, the Korean REITs index calculated by this study shows stronger coupling with the US REITs in EWI than MCI. This can be taken into consideration for the calculation of a more dependable REITs index in further research.Last of all, despite the analyses show mixed results to a certain degree, US market responded very sensitively to the crisis and is showing fast recovery while Korean market stayed insensitive as liquidation point of some REITs was set amidst the time of the crisis.
