This paper offers evidence to assess the extent to which land-use regulation and different specific regulatory mechanisms influence the share of households experiencing housing cost burden in the United States. Additionally, to expand the previous question, I also dig into the relationship between different city-specific characteristics, such as the percentage of the white population, to predict the stringency of local land-use regulation that influences affordable housing and inequality. After conducting a cross-sectional evaluation with data by the Wharton School and the U.S Census Bureau, I find a statistically significant positive relationship between the stringency of regulation and housing burden, and moreover, a negative (increasing) relationship between the share of the white population in 2011 and those municipalities with segregationist land-use policies today.
